Thank you for choosing East Farm Cottage and we look forward to welcoming you. We shall do everything reasonably expected to ensure that you have an enjoyable stay, so please read our terms and conditions of booking below.

Charges and Terms

Provisional bookings can be made over the phone or by e-mail. These will be held for one week pending the arrival of a deposit of 25% of the total cost. Payment can be made by electronic transfer or cheque Once the deposit is received the booking will be confirmed by e-mail or by letter. Full payment is required at least 4 weeks before the date of arrival. Should a customer fail to meet this deadline for the payment of the balance of the fee they will be deemed to have cancelled the booking. In case of bookings made within four weeks of the date of arrival, full payment is required within one week We reserve the right to cancel the booking if full payment has not been received by this date. A maximum of three people can stay in East Farm Cottage, excluding babies in cots.

Cancellation and Insurance

By making your booking, our agreement is a legal contract and your deposit is non-refundable. Full price is due for cancelled holidays, although we do our best to re-let the cottage, we recommend you take out a holiday cancellation insurance.

If for any reason beyond our control we could not provide the booked accommodation we would refund all monies paid to us in full and the holidaymaker will have no further claim against the owners. In this instance we would, however, also try to find and recommend an alternative to you.

Arrival and Departure

The accommodation will be available from 3pm on the day of arrival, unless otherwise arranged. Please telephone two days before the start of your visit to confirm the approximate time of your arrival. Should your arrival then be delayed significantly, please telephone us so that we can make arrangements to meet your needs.

Please leave the accommodation by 10.00am on the day of departure, unless otherwise arranged. We ask that you leave the cottage, as far as possible, in the same condition at the end of your stay as you found it on arrival.


A maximum of two dogs are permitted in East Farm Cottage, but must be kept under close control around the farm. Dogs must not be allowed on the furniture and must not be left unattended in the cottage.


East Farm Cottage is a no smoking property

Damages and Breakages

We request that you take reasonable care of our property. You are responsible and liable for any breakages or damages that you cause to the accommodation or its contents. Please report these as soon as they occur. We reserve the right to charge you for repair or making good if the damage or breakage is significant.

Please let us know about any problem with your accommodation as soon as possible so that we can endeavour to ensure that your stay is as comfortable as possible.


Visitors are asked to take care at all times while on our property. Use of the holiday cottage is at the holidaymaker's own risk. No liability shall fall on the owners for injury or loss of personal property incurred during the holiday; we would recommend taking out holiday insurance. When renting the property you are responsible for making it secure when left unoccupied during your stay.

We want your stay to be as enjoyable as possible. If there are any problems during your stay or you need any advice please do let us know and we will do our best to help you.

Complaints Policy

We are committed to providing a high-quality service to all our guests. Should any problems and difficulties arise our aim is to deal with them quickly and fairly. We shall also monitor any complaints or suggestions to help us identify how we can improve our guest enjoyment of their holiday.

Please, therefore, inform us immediately if any problem arises so we can try to sort it out as quickly as possible so that it does not spoil the enjoyment of your holiday. In the unlikely event that a problem or complaint is not resolved during your visit e.g. a defective piece of equipment, please write to us within 5 working days of the end of your holiday to outline your grievance. We shall investigate any issues that you raise and within 5 working days will send you a detailed written reply to your including our suggestions for resolving the matter.


We shall do all that we can to ensure that your privacy is in no way infringed and that you are not disturbed during your stay, but there may be very rare occasions on which we or a  representative (eg. an electrician) need access to the property at an agreed time during your stay. If there is an emergency or an urgent problem and it is not possible to contact you we reserve the right to enter the property without notice.

You and all members of your party agree to keep the property clean and tidy, to leave the property in a similar condition as you found it when you arrived, and to behave in a way at all times while at the property which does not break any law. You and all members of your party also agree not to use the property for any illegal or commercial purpose, including subletting it or otherwise allowing anyone to stay in it who we have not previously been accepted.

We reserve the right to refuse to allow you into the property or ask you to leave if; (i) we believe you or any member of your party (or any other person you have invited to the property) are behaving illegally or antisocially; or (ii) if we believe that any damage is likely to be caused, has been caused or is being caused by the behaviour of you or any members of your party or any person you have invited to the property. We will treat these circumstances as a cancellation by yourselves.

A superb location for walking, running, fishing and climbing.Superbly equipped and with fantastic views over to Kirkcarrion & Cronkley Fell, the cottage is warm & comfortable. The double bed is one of the largest & certainly the most comfortable we've ever had the pleasure of sleeping in and the utility room is a welcome bonus ! Nick & Liz are superb hosts.
